Golden Pacific Capital, LLC ("GPC") is offering participation opportunities in a professionally managed, leveraged investment fund, GPC Fund I, LLC (the "Fund"), focused on acquisition and rental of Kansas City single-family residence ("SFR") real estate.

The Fund investment strategy capitalizes on significant rental demand in the market, up to 25% discounted prices through foreclosure activity, lack of ability of many occupants to obtain mortgage financing, and low costs of debt leverage. It is based on the Principals' experience, including successful acquisition and management of 2,000+ SFRs over the past five years in a range of US markets, including Kansas City.

GPC is offering up to $15MM in equity interests beyond the $7MM already raised, leading to a total leveraged fund size of $70MM or more and equating to 400+ SFRs to be held over the life of the fund. GPC targets a net IRR to investors in the range of 20% over a targeted 5-7 year holding period. The targeted return comprises an estimated 8% - 10% current yield through quarterly distributions throughout the life of the Fund as well as profit distributions as Fund assets are liquidated near the end of the holding period.

The Fund has been operating for over two years and is meeting and exceeding projected performance metrics. The Fund has deployed nearly $20MM into 128 properties at a 7.7% unleveraged yield, a 9.2% discount-to-market and a portfolio average of 3.3 months from purchase to rented. In this way, the Fund has proven out some of the most important metrics that drive pro forma investor return projections. GPC closed an initial tranche of $4.4MM in permanent debt in mid-January across 47 properties with a 5.35% interest rate, 30 year amortization, 70% LTV, and year balloon. An additional $1.8MM tranche of permanent debt was secured in late January across 15 properties.

Mr. Hultgren holds a M.S. in Accounting from the University of Virginia and a B.A. in Finance from the University of Colorado Boulder.
